Florida As-Is Residential Contract


The As-Is Residential Contract for Florida refers to the current "As-Is" version of the Florida real estate form issued and approved by the joint committee of Florida Realtors and The Florida Bar that develops real estate forms approved by both organizations.

The As-Is version of the FR/BAR contract is used when a property is being sold in as-is condition, subject to a satisfactory inspection of the property by the purchase. Generally, if the purchaser is not satisifed with an inspection, the buyer may cancel the contract and receive a refund of deposits if cancelled with a set number of days as provided in the contract (usually 10 or 15 days).

This is an officially licensed form that may be used by real estate brokers, attorneys, investors or buyers and sellers of real estate. The Far/Bar form has many commonly used provisions in standard real estate contracts, such as clauses for financing contingencies, property inspection, evidence of title and closing procedures. The FR/BAR contract is well-known and exensively used among real estate professionals.
